A warm shell space option will let you share the centralised facility services, and you will be liable for the charges based on consumption (metered) which may not be always transparent, and sometimes leads to disputes with landlord if an SLA is not in place or sometime ambiguous. During a holiday or lockdown, the entire running cost of the HVAC plant will be on the tenant who happened to have an critical delivery at work.!

A cold shell space will give you the advantage of having your own Air Conditioning System designed and managed. This gives you the full control of HVAC system, giving flexibility to monitor, enhance or optimize it as required, a complete freedom and flexibility, and no dependency on the landlord.
